Upon booking you are entering into a legally binding contract which you accept If a cancellation is made prior to 28 days of arrival then a full refund will be given. However if it falls within the 28 days then the full amount is required and must be paid within 28 days of the date of cancelling unless we can re book room however a 10% administration fee of the total booking will be charged for this service. Holiday Insurance - We recommend that you take out holiday insurance to cover you in the unlikely event of a cancellation.

Advance notice of arrival time would be preferable but guests can check in after 4:00pm, and the room should be vacated by 10:00am on the morning of departure this also applies for the rental of the property.
