A fine Edwardian, three storey town house set in extensive grounds with large and secure parking areas, centrally located within a short walk of Rothbury town centre with the River Coquet a few steps away.

There are disabled toilets in the town centre and most of the main attractions have catered for a wide range of disabilities where-ever possible.
Arrival and Car-Parking Facilities
There is a secure car parking area within the grounds of Linhope House, we can also cater for visitors parking also.
Parking for guests with disabilities can be approx 2-3metres from the front entrance door, up to no more than 10metres. The surface of the parking areas is mainly gravel area to the front and back of the property. There is one step down from the side tarmaced area to the concreted area.
There is one step leading up to the front door.
Access to the house is all via a central front entrance door. there are two side entrance doors in addition but these are mainly for private, trade or holiday let use only.
Dog bowls can be available on request.
Porterage assistance can be given if required.
The main entrance is well lit with both security lighting which comes on with movement and a carriage light on the front entrance wall.
Main Entrance and Reception
There is one well-lit main entrance.
A pen and pad is available in reception should it be required
Guests are provided with a room key and a door key on arrival.
Seating is available in both the reception hallway, the dining room and the guest lounge.
The front door is solid wood and is wider than a standard door, and is side hung.
Entrance is usually manned at arrival times.
The floor level in the reception area is on one level.
Prices of accommodation are determined at booking stage whether by phone or on-line.
From the entrance hall to the left is the dining room* and further on to the left is the guest lounge.
Straight in front of the entrance door is a staircase which leads up to the first floor bedrooms.The staircase and landing as are all the guest bedrooms are all carpeted. Dining Room and guest lounge have stripped wooden floors.
There are no windows in the main entrance hallway.
Public Areas-General (Internal)
There are no lifts or escalators.The property is three storey and is accessed by carpeted stairs and landings. There is a handrail up the left side of the staircase and the wall is to the right. There are 14 steps up to the first landing, to the left are 3 steps to the private bathroom of the gold room. On this landing there is a huge window lighting up this area to the left as you ascend the stairs. To the right there are 4 steps leading up to the gold ensuite bedroom. Further on to the right there are 6 steps leading to the blue and the jade bedrooms. Up another flight of 14 stairs leads you to the mint bedroom suite.
There is overhead lighting and lamps at all levels.
The colour of the walls in the hallway and landings are gold in contrast to the beige carpet on the floor and all the skirtig and woodwork is depicted in white and is very visible.
All rooms have there own W.Cs, there are no public W.Cs.
There is a smoke-detection system throughout the premises, which upon an emergency will flash and sound a shrill noise. There are fire extinguishers on both levels and the is a fire notice in the reception area informing guests where to gather in an emergency.
Dining Room
The dining area is currently situated to the left as you enter the entrance hallway.
The dining area is well lit by a large overhead light, One very large window with southerly aspect, as well as various lamps around the room. Flooring is wood. Seating arrangements can be adjusted accordingly and to suit individual needs of the guests. The chairs do not have arms and are made from a suedette fabric. All tables have four legs and are rectangular in shape.
Menus are in large font and can be verbally explained if required. A waitress service is used at breakfast time, and individual needs are catered for. Thick handled cutlery can be available on request.
Laundry
Bed and breakfast guests do not have access to laundry areas but holiday let guests do.We have a front loading washing machine and tumble drier which are both worked manually with knobs and buttons. There is one step down to the laundry rooms which leads up two steps to a furthur cloakroom and W.C. The flooring is a combination of wooden floorboards and ceramic tiles.
Outdoor Facilities
There are rest benches located around the large lawned areas. There are play areas and several large trees around the garden. It is generally even and level grass underfoot.

Fridges can be made available to store medications upon request.
There is a no smoking policy throughout the premises.
There are House Guide Books in each of the bedrooms for additional guest information regading local or emergency services/amenities.
Guest Bedrooms
There are large HD satellite T.Vs in all rooms which have remote controls. Alarm clocks are lit up digitally and also have a radio alarm.There are torches in each of the bedrooms. The flooring in the jade bedroom is carpet and the ensuite has ceramic tiles, while both the green and blue bedrooms and en-suites both have wooden floors with rugs. All bedrooms have extra wide entrance doors which are opened with knobs and made of wood. Both the jade and the blue bedrooms have en-suites which are accessed within the bedrooms, whilst the mint bedroom suite has a private bathroom which is situated across the small lobby.There are central lights in all en-suites whilst bedrooms all have central lighting and various lamps in convenient areas.
The gold room has superking bed with memory foam mattresses which are fairly low in height, and the mint, blue and jade rooms have kingsize bed with memory foam mattress which is of standard height. There are cordless kettles and full tea/coffee making facilities in all rooms.
Non-allergenic quilts can be available on request otherwise goose-down duvets are supplied.
Bathrooms,W.Cs
Jade room ensuite has a shower cubicle. Flooring is ceramic tiles and there is a knob on the door. The room is approx 10ftx6ft.
Blue room has a separate shower with sliding enclosure and a claw footed bath. It is accessed directly from room the floor surface is tiled and there are rugs.The door has a knob and the room size is approx 6ftx10ft.
Mint room private bathroom across lobby. There is a shower in a separate cubicle as well as a bath. Flooring is ceramic tiles with rugs, the door has a knob. The room size is approx 8ftx8ft.
The gold room ensuite has a separate shower cubicle. Flooring is ceramic tiling. Room size is approx 8ftx5ft.
All ensuites contain non-slip mats.
All heating throughout the house is on a timer and is thermostatically controlled. Individual rooms can be controlled by radiator valves.
Kitchen
This area is only for use for holiday let guests and is not accessible to bed and breakfast guests.
Work surfaces are of standard height and the Belfast sink is lower than average height. The floor surface is made from ceramic tiles.
Displays
Situated in various spots around the house are displays of leaflets informing guests of forthcoming events. These are regularly updated, please feel free to take as many as you like. Most of the main attractions in the area possess their own access statement. Please see leaflets for advice or telephone or look at the appropriate websites. Much information or guidance can be provided by staff at Linhope House.
